Getting Started in Amenities

Amenities can play a critical role in recruiting and retaining tenants for commerical properties. They are also important to your tenants for retaining and recruiting their own employees. A lot has been written about amenities and there are lots of approaches. Here are a few ways to dip your toe in the water! Always remember that MOBLZ is here to help.

Food Trucks 

This is our bread and butter, so we always start here. Actively scheduling trucks on your campus appeals to your tenant employees because it maximizes their lunch break and gives a chance to mingle and be outside during the day. We have vendors who offer catering or specialize in beverages, breakfast, or snacks, so don’t limit your thinking to lunch. The bonus for you as the property manager is there is no cost to you – just some effort to schedule and manage the vendors (guess what – MOBLZ will do this for you). Mobile Services 

Many services now come to their clients. Employees love this because they can multi-task while at work. Who wouldn’t want to get their car detailed while they were sitting in a meeting! As a property manager, you might be concerned about who comes to the property. You can establish a vetting process to review and approve vendors and then share that list with tenants (guess what – MOBLZ has an easy tool for managing this). Employees would appreciate a directory of reputable firms to work with. Whether or how you limit site access to vendors is up to you. 

Events 

You could support your tenants’ need to recognize employees or gather them for special events by helping with event coordination (guess what – MOBLZ will do this for you). You could also offer tenants the opportunity to provide coffee, beverages, snacks or pastries for special meetings or events just for their employees. Some tenants may not have the staff needed to arrange catering or may have the budget and interest without having the contacts. Many professions have designated appreciation weeks – that is the perfect time to schedule a food truck or mobile massage vendor! Many businesses have open enrollment for health care – maybe they are looking to turn this into a health fair? Maybe it’s been a good year, and folks just want to celebrate. Offering event management is an additional perk you can offer in your lease negotiations. Leverage Your Open Space 

Do you have some site maintenance needs that you want to make more special? Your common areas are a critical part of an amenities plan! Provide outdoor work and gathering spaces. Maintain all outdoor furnishings so they remain attractive.
