Amenities Update Part 2: Mobile Fitness Case Study

Last week we discussed the continuing importance of workplace amenities to tenant recruitment and retention in a post-pandemic market. This week we focus on mobile fitness as a case study of an amenity that brings value to your properties with very little overhead or effort.

Over the past decade Americans have transitioned towards eating and living healthier. As you are aware, one of the continuing struggles toward that end is our time. We simply don't have the time or motivation to wake up at 5 am to work out before our long days at work, nor are we ready to when we get home by the end of the workday.

We do know that on-site gyms are a popular amenity with tenant employees - giving them an at-work workout option. Mobile gyms and personal trainers on wheels can use your open parking lot space to provide a similar amenity without having a permanent on-site tenant. By utilizing these mobile resources, you don't have to spend the time or your budget to offer these amenities on your properties. A free way to offer a typically expensive amenity is a great approach!

Another option is to partner with a tenant gym to host events or offer on-site employee discounts or other incentives. One tenant complex has taken advantage of this by jointly hosting volleyball tournaments and 5k taco events.

Mobile fitness trucks have most of the same equipment you would find in a normal gym. The main difference is that these businesses come to your property whenever you want to offer that service to tenants. Since this makes use of outdoor spaces, the weather is critical and may impact some markets more than others.

Bootcamp trainers are also available to come to your site. Focusing less on equipment-based exercise, these providers just need some space (parking lot or grass). Tai Chi and Yoga instructors are also common as mobile businesses. One local tenant has been bringing bootcamp workouts to campus twice a week for over 2 years. In all cases, the individual student is responsible for registration and the fees, you as the property manager are providing the space and vetting the business.
